House Hunting

Determine your wants and needs You may want a south facing home with a two car garage but you may need two bedrooms and a fenced yard. Wants can come later as you improve your home, or move into a larger home when your equity and income will allow.

Keep in mind the three most important things in looking for real estate: location, location, location.

Drive time: Can you spend the extra time and money driving to work and back?
Amenities: Do you like the schools and availability to shopping and services? Is your church close? Can you find suitable daycare if required?
City master plan: Is the fruit orchard going to be developed into a strip mall creating a lot of traffic? What is the city's master plan?
Age of home in the area: How will this neighborhood look in 5-10 years when you may want to sell the home?
Day vs. Night: Have you visited the neighborhood during different times of the day and night? Are there traffic concerns at night or on weekends?
Extra expenses: How much are the taxes? Are there homeowner association fees?
Restrictive covenants: Are there covenants that protect the area from having cars parked on lawns? Can your neighbor paint his house pink? Can he live in his camper parked on the street?
Neighborhood: Do the homes show a pride of ownership? Have the values been increasing in the area?
